The inspection and testing of fixed wiring in the home or workplace is considered to be an important safety check to ensure the installation is still safe and reliable.

The Electrical Regulation recommend that domestic properties should be checked every 10 years or upon change of occupier.

For rental properties more frequent checks are usually required due to the higher turnover of occupants. As part of our service for rental properties we can also provide portable appliance testing (PAT) for 'white goods' during the same visit to test the fixed electrical installation.

Commercial properties are usually required to be inspected at least every 5 years depending on the type of use for the property or the requirements of the insurers/freeholders/company health and safety policy.

The latest edition of BS 7671:2008 amended 2011 (17th Edition of the Wiring Regulations) has made some significant changes to the inspection and testing process required and the documentation to be provided.

The Periodic Inspection Report (PIR) has now been replaced with the Electrical Installation Condition Report (EICR), this change has been made with an aim to providing the information contained within the report in a clearer fashion.

Example Prices for Inspection and Testing

For domestic properties a minimum charge of £100 plus vat applies to smaller installations, up to 4 circuit breakers/fuses, for larger installations an additional charge of £20 plus vat per circuit would apply. Typically a studio flat may contain 4 circuits and a 3 bedroom house is often around 8 circuits.
